Valuation Challenges with Vacant Land

This webinar will explore the complexities and best practices in the valuation of vacant land for property assessment purposes. Vacant land valuation presents numerous challenges due to market variability, zoning, development opportunities, limited sales data, and physical characteristics. Participants will explore how highest and best use analysis informs land value conclusions. The presentation will also look at the use of multiple regression analysis (MRA) as a statistical tool to support land valuation. Attendees will gain insights into the importance of land stratification, land variables and types of models through practical examples.

Michael Lambrech

Appraiser, MPAC

Michael is a member of the Appraisal Institute of Canada and obtained the AACI designation in June 2017. His undergrad was completed at Western University with a focus on Geography, Urban Development. He has over 24 years of extensive valuation experience with retail, office, mixed use, general / special purpose industrial, and development land property types. He is currently an Appraiser with the Municipal Property Assessment Corporation (MPAC) and has comprehensive knowledge of all valuation approaches for both standard and complex valuation issues.

 

 

Malcolm Stadig, M.I.M.A., AACI, P. App, CAE, MRICS, ASA

Director, Tax, PwC

Malcolm Stadig is a Director, Tax with PwC in Ottawa, Ontario. In his role at PwC, he provides real property consulting services with a focus on property assessment throughout Canada to taxpayers and assessment agencies with a focus on complex owner-occupied properties. Along with more than twenty-five years of experience, Malcolm offers a unique perspective as both an accredited appraiser and a certified assessor, along with having held senior positions with both public-sector property assessment entities and private-sector tax consulting firms. He is a sought-after speaker who has presented at several assessment and appraisal conferences throughout Canada and the United States.
